What is the process for selling my property through your agency?+

At C.P.I. Estate Agents, we operate as a sole agency with expert realtors who go beyond the standard role of a sales agent. We provide high-end tools, data, and marketing strategies tailored to meet your unique sales requirements. Our team also guides you through essential property legalities, ensuring a seamless listing process and a successful sale.

What costs are involved in selling with your agency?+

We operate with a transparent fee structure and a no-hidden fees policy. For properties valued under £1,000,000, our rate is 1% + VAT. For properties exceeding £1,000,000, we charge 2% + VAT.

Are there any other fees I should be aware of?+

While our no hidden fees policy applies to our commission, optional services such as property maintenance or compliance (e.g., EPCs, EICRs) are additional. Our prices for these services are outlined in this FAQ. Additionally, sellers should budget for their own costs, such as stamp duty, capital gains tax, or legal fees.

How long will it take to sell my property?+

The time it takes to sell a property can vary based on factors such as market conditions, location, pricing, and the speed of the legal process. On average, a property sale typically takes between 8 to 12 weeks from listing to completion. However, some sales may be completed faster, while others may take longer if there are complications or delays.

How much does an EICR (Electrical Installation Condition Report) cost?+

We offer an EICR service, including appointment handling and keyholding, for £360.00 (inclusive of VAT). However, you are welcome to source this service independently through an external contractor.

How much is an EPC (Energy Performance Certificate)?+

We provide EPCs for £120.00 (inclusive of VAT), which includes appointment handling and keyholding. Most properties are legally required to have an EPC (Energy Performance Certificate) before being marketed for sale. As with other services, you may opt to arrange this independently.

How much are floor plans, and are they legally required?+

Floor plans are available for £120.00 (inclusive of VAT). While not legally required, we highly recommend them to enhance your property’s appeal to prospective buyers. You may choose to source this service independently if preferred.

What are the costs for gas safety checks and boiler maintenance?+

We offer the following services (inclusive of VAT):
  • Gas Safety & Boiler Maintenance: £150.00
  • Gas Safety & Boiler Maintenance (including gas fires): £216.00
These services can also be arranged through external contractors.

Are portal listings, boards, photography, and other marketing materials included?+

Yes, these services are included as part of our commission fee. We also offer complimentary advice and consultations throughout the sales and lettings process.

Can you recommend surveyors, mortgage brokers, or solicitors?+

Absolutely. We have a trusted network of experts nationwide. Contact us with your requirements, and we’ll connect you with reputable professionals to assist with your property journey.

Will you improve my property prior to sale or rental?+

We recommend both online and physical valuations to determine your property’s value. If improvements are necessary to maximise returns or meet legal standards, we can advise, quote, and complete these enhancements at your expense. Our services range from essential repairs to garden maintenance and clearance.

Can you help me understand property costs and taxes?+

Yes, we offer complimentary advice on property-related costs, including stamp duty, capital gains tax, and other expenses. Contact us to book a free consultation tailored to your situation.

Do you provide property management services for landlords?+

We do. Whether you need full management for a single-tenancy property, an HMO (Houses in multiple occupation), or just tenant-finding services, we can assist. Contact us to discuss your specific needs.

What are your fees for managing rental properties?+

  • Single Tenancy Property: 8% + VAT for full management.
  • HMO (Houses in multiple occupation): 10% + VAT
